The best way to overcome the daunting idea of building your custom home is to remember that it is a definite process. Because we at 1000 Hills have been through the process many times, we know each step intimately. We will keep you involved in the process so that you understand how things are going.  We’ll also take care of all the details that make building a home challenging, so you don’t have to face unnecessary difficulties.  Consider the following steps of home construction.  We believe you’ll find that custom building is worth the effort.


1.  Decide what kind of new home you want to buy
How many bedrooms, how many stories, ? 

2.  Select a lot
Within the community, you’ll be able to choose the location of your lot. The neighborhood may also include schools, access to your occupation, community parks and recreation, golf courses, sports activity centers, and other amenities, so you’ll want to be sure to consider the pros and cons of a particular location within your community.  Note the proximity of the available lots to these amenities. Typically, lots located close to such valued features in a neighborhood maintain a higher value.

3.  Secure financing
Determine how much you want to borrow, at what rate, and for how long. Keep in mind that your loan would be approved at the time you finalize the sales contract with the builder, but you won’t assume the mortgage until the house is completed. During this time you may make modifications to the design of your home.

4.  Contract with 1000 Hills
The contract will outline the dimensions and features of the proposed home, site plan, materials to be used, and delivery date. Our knowledgeable project managers will be there to help you through the process of understanding and completing the paperwork necessary to enter into business together. Don’t hesitate to ask questions.

5.  Begin Construction
Home construction can take several months, the better part of a year, or sometimes even longer. The time of construction is dependent on the complexity of the home, the availability of construction trades and materials, and, of course, the volitale weather we experience here on the Palouse.
